Identify the disrepair
Identify the disrepair such as damp or mould, cracked walls, leaking roof, broken hot water or heating, and make a compliant to your landlord in writing (such as email or on line portal if they use one). Include photos of the problems you are having. Your landlord should respond and arrange repairs in a reasonable time frame (typically 2 weeks to a month). If they do not, then contact Trafford Law who will start the Court process to claim the costs of the inconvenience, damage to your belongings, health problems and partial rent, so we can get all the compensation you deserve, in the shortest amount of time, but crucially make your landlord effect your repairs to your home.
The stages your claim will go through should include:

Disrepair
Disrepair means parts of the property are broken, damaged, or dangerous which affects your health, safety or comfort.
Issues like:
- Damp or mould
- Leaks
- Broken heating or hot water
- Faulty electrics (including kitchen and bathroom fans)
- Structural problems such as cracked walls, leaking roof
- Damaged guttering causing water ingress

Report Disrepair
Report it to you landlord in writing:
- Use email or an online portal if they use one
- Be clear a specific about the issues
- Include photos/ videos
- Keep a note of when you have contacted them
Maintenance & Repairs
Allow reasonable time for repairs
Your landlord should respond and arrange repairs in a reasonable timeframe:
- Emergency repairs such as no hot water or heating or faulty electrics should be done within 24-48 hours
- Other repairs should take typically 2 weeks to a month typically.
What to do if they don't fix the problem?
If your landlord doesn’t fix the problem, start collecting proof:
- Photos / videos
- Receipts for any costs you have incurred such as dehumidifiers or mould spray
- Any clothing, upholstery etc which has been damaged due to the disrepair
- Correspondence (emails, texts, letters)
- Witnesses (neighbours / visitors)
- Medical records if your health has been affected
